Lead Paint Removal & Abatement Techniques
Concerns with lead paint hazards in the home, or school settings pose choices and decisions when it comes to lead removal, & the best plan of action to undergo. To better understand how lead paint removal differs, it depends on the activity of lead paint abatement & removal.
There are several methods of abatement:
Wet Scraping
- The process of wetting the peeling paint & similar conditions and then scraping the wet loose peeling paint. This helps minimize the amount of dust created. Then priming & painting over these areas.
- Wet scrape is generally applied to walls & ceilings and woodwork that are not friction surfaces & impact surfaces.
- Wet scrape is considered an interim control or temporary abatement because it won’t last for a long time.
Chemical Stripping
- Is the process where doors, door frames or window frames need to be abated but the client does not want to remove these structures, so we chemically strip the paint down to the bare wood & remove all the paint.
- One of the most effective ways to remove paint is to chemically strip the paint.
- Often times chemical stripping is the preferred method of abatement used to preserve historic or ornamental woodwork.
- Chemical stripping is expensive and time consuming.
Replacement
- Removing the structure that contains lead-based paint, such as doors, windows, moldings, or framings, & replacing it with a new structure that is lead paint free.
Hard Enclosure
- In enclosure, the area with the lead-based paint will be sealed off and covered completely with sheetrock, paneling or other approved material that will prevent the release of lead dust.
- Enclosure does not remove the lead-based paint it does abate the hazards
Liquid Encapsulation
- The process of wet scraping loose & peeling paint and then applying a special paint that bonds stronger & longer lasting, to the structure.
- Normal paint over time will peel & curl off of the wall, whereas liquid encapsulation paint bonds stronger over time to the structure it is applied too.
- Liquid Encapsulation does not apply to interior or exterior surfaces with high friction or impact surfaces.
- Liquid encapsulation is considered an interim control or temporary abatement because it does not last for a long time.
What are impact and friction surfaces?
Impact surfaces are:
- Window sills
- Stair treads
- Stair risers
- Baseboard molding
Friction surfaces are:
- Doors
- Door jams and door stops
- Window sash
- Window well / trough
How to treat impact and friction surfaces?
- Impact surfaces such as baseboard can be abated through wet scrape & paint or replacement.
- Impact surfaces such as stair tread & risers are abated through covering over the tread & riser with a wood thin panel.
- Window sills are generally abated through replacement.
- Friction surfaces should all be abated through replacement.
Full abatement / replacement is the process of:
- Replacing doors
- Replacing door frames
- Replacing window frames
- Sheet rocking walls & ceilings
- Replacing molding such as baseboard etc.
- Full abatement is a permanent abatement that lasts 20 yrs. Permanent abatement is also an MCI.
